Our Seven Promises to Our Tenant

  1. 1. We will ensure that the premises and any items supplied by us when you move in are clean and in good repair at the beginning of your tenancy.
  2. 2. We will do whatever is reasonably possible and in an orderly manner to upgrade and maintain the quality of the building you live in to enhance your stay in our properties.
  3. 3. We will honour your need to have a quite, clean and safe personal space to come home to and will strive to manage our properties towards this end.
  4. 4. We will be your source to a good future rental reference and honestly highlight the good aspects of your tenancy with us to the extent that you create during your time with us.
  5. 5. We will honour and respect the terms of our Tenancy Agreement with you, and will also do whatever is right within the terms of the Residential Tenancies Act of British Columbia.
  6. 6. We will welcome and review any suggestions you have to make our property a better place to live.
  7. 7. We value you as our tenant and will always deal with you with respect, courtesy, and fairness.

Our Seven Expectations From Our Tenant

  1. 1. You will respect and take care of the premises you have rented from us, and report in writing any damage or deterioration of the premises as soon as you are aware of it.
  2. 2. You will ensure that your rental money is in the appropriate account linked to your post dated cheques received by us at the beginning and throughout your tenancy with us.
  3. 3. You will honour your agreement not to have or consume any illegal drugs on the premises and you will enforce this rule with your guests visiting your suite.
  4. 4. You will not have any pets or animals of any sort in your premises unless you were permitted in writing. The $100 fine for each pet seen in the suite will be duly enforced.
  5. 5. You will not permit any noise or disturbance within the premises which may disturb the comfort of other tenants or neighbours, especially between 10:00pm and 7:00am daily.
  6. 6. You will not permit anyone not listed on the lease to stay on the premises and will notify the landlord in writing for permission if your guests will stay longer than one week.
  7. 7. You will provide proper notice when you choose to terminate your tenancy with us and will leave your suite clean and tidy as itemized in the cleaning checklist provided.

Will You Be Bringing a Pet?


Please Carefully read the following

1. I/We understand that if my pet(s):
- causes noise, odor(s)and/or damage;
- and/or causes another tenant or the owner to have an allergic reaction, or phobia;
- and/or harms or acts aggressively toward another tenant or neighbor or the owner;
- and/or could be dangerous to another tenant or neighbor or the owner, even it is has not harmed anyone;
- is responsible for written complaint from neighbor(s), other tenants, or condominium associations,
then my pet(s) is/are to be immediately removed from the premise, upon written notice from the owner or his/her agent, never to return again (neither to live nor to visit). Failure to comply, upon service of said written notice, is a breach of Residential Tenancy Agreement and may be cause for eviction proceedings of human and/or pet tenants to commence immediately. In any event, I hold harmless the property owner, landlord, property manager and their respective agents from any third party legal actions resulting from my pet(s) actions or behaviour.
2. All vaccinations to my pets(s) shall be up to date and verification shall be made available to the owner or his/her agent immediately upon request and/or prior to moving into property.
3. No animal, that being mine/ours or my guests, shall be permitted to run at large in common areas of the premises and shall always be on a leash and under adult supervision while in common areas of the premises, and shall not be permitted to be tied up outside or in a common areas of the premises.
4. I/We am/are responsible for cleaning up after my pet’s and my guests pet’s, should they create a mess or damages on or in or around the premises. All pet droppings shall be placed in the outside garbage receptacle. Under no circumstance should cat litter, pet cage contents, etc., be flushed down the toilet or sink.
5. I/We am/are responsible for removal of any odors, fleas, mites and repair of any damage that may be a result of my having a pet, including professional steam cleaning/repairing carpets, and/or fumigation and/or repairing floors.
6. Pet must be present during first interview with Landlord/Landlord’s Agent.
7. If/when my pet(s) die, I/we will not replace it with another animal, reptile, bird, fish, etc.

8. I always look after the premises that I live in and ensure it is clean and I do not damage or dirty the premises. Including maintaining and care of the yard.

9. I always honor the terms and conditions of a tenancy agreement and vacate the premises in a good, clean condition. I am a good tenant and this can be verified by my current/ previous landlords and character references.

10. I always cooperate with all reasonable requests of my Landlord, and/or their agents in maintaining the property to a high quality standard.

Please Read

The above statements that have been initialed by me are true and honest reflections of myself. All initialed statements are sworn and affirmed by me in connection with my application to rent the above noted property and to expedite acceptance of my application by the Landlord. Any false or misleading information presented will constitute grounds for my immediate disqualification as a tenant for this property, and the forgetting and forfeiting of any deposits held, and in case of a lease constitute a breach of conduct under the lease resulting in my dismissal as a tenant at the sole discretion of the Landlord.
